A 22-story West Harlem luxury condominium building topped out last week and is on track for completion early next year, adding another high price housing option in a neighborhood where housing prices are going up.
One Morningside Park, on 110th Street and Manhattan Avenue, will contain 55 units, priced between $610,000 and $2.1 million.
Market response has been “phenomenal,” Jill Feldman, a spokesperson for the developer, Brown Harris Stevens Select, said. “It’s been really great.”
Feldman said the developer isn’t releasing any sales figures at this time. The website for One Morningside Park shows nine units available out of 25 listed. Units went on sale in August.
Although the condominium is located squarely within West Harlem, on the neighborhood’s southern boundary, the development is branding itself simply as being tucked between Morningside Park and Central Park, with no mention of Harlem on its website.
So far, the building remains an empty concrete frame surrounded by scaffolding that has caused a bus stop on 110th Street to close temporarily. When completed, it will feature a glassy façade on its south side and a cantilever over the brownstone to the north, designed to increase space on upper floors. The brownstone is owned by the city’s Department of Housing Preservation and Development, and it’s unclear whether the ongoing construction has adversely affected any residents.
While housing prices in Harlem remain generally lower than in downtown Manhattan, they are going up as new residents move into the area, a trend that is reflected in One Morningside Park.
Condos in the building appear to be selling for slightly more than nearby homes. Units in older buildings on Morningside Avenue are listed between $850,000 and $900,000 for two-bedroom units, while one-bedroom units in Towers on the Park, the high-rise next door, are valued between $550,000 and $858,000, according to real estate aggregator Zillow.
And unlike many of Harlem’s recent developments, which include a percentage of low-income housing as part of a city initiative, One Morningside Park offers only market-priced units.
